SIX STEPS TO HOME
Step 1: Secure Financing
Select a reputable lender and get pre-approval process. In this process your lender will establish (1) a maximum price range that you can afford, (2) a maximum loan amount, and (3) a total monthly payment. It will also include the total amount of cash needed to close. It is up to you to make sure that you are comfortable with those limits. Just because you qualify for a specific amount, you may want to set a different budget to keep your monthly payment in a more comfortable range. I can help to connect you with a reputable lender to secure pre-approval for the financing that best suits your needs.
Step 2: The Search
Almost every home purchase requires some level of compromise. Once you start looking at homes, it's easy to get emotionally attached to a house and lose some objectivity in the process. If you prioritize wants and needs before you start, it's easier to determine if a potential property is really the right fit for you. Together, we’ll search efficiently, effectively and collaboratively with the best tools at our disposal.
Step 3: Negotiate a Favorable Deal
A residential real estate contract typically require 200+ information items, and sales price fills in only one “blank.” Getting you the best price will always be a top priority, but the other 199+ items represent significant opportunities to make the contract more favorable (and safer) for you. Some intelligent trade-offs may be required as we negotiate possession terms, inclusions, exclusions, inspection objections, and much, much more - but, we will work until we have a contract that gets you the right price AND wins those concessions most important to you.
Step 4: Contract to Closing
Once you are under contract to purchase a home, it kicks off a new phase of activity where we start managing contractual terms and deadlines to get you to the closing table smoothly and on time. The contract does not obligate you to purchase the home because there are still many contract contingencies that need to be fulfilled by the seller. This means that we will have adequate time to "kick the tires" on the home and make sure this is the right investment for you.
Step 5: Closing
You're on the cusp of closing the deal and owning your very own home, and now it's time to pay attention to all the minor details that need to be handled in order to make the purchase official. My goal? A closing that is on-time, enjoyable, and stress-free.
Step 6: After the Sale
Congratulations! The home is officially yours, but this is not goodbye. Real estate is about wealth creation and ongoing strategic decisions. By the time most people reach the age of 65, home equity represents 83% of their net worth - so, it's great to have an expert advising you over the long haul. I will provide ongoing market updates and valuation estimates on your property and we will work together to make sure you’re ready for your next move.
